Working Toward a Fairer Housing Market

Renfrew County REALTORS® met with MPP Billy Denault to discuss several important issues facing renters and homeowners in Renfrew County. They addressed action items in alignment with the Ontario Real Estate Association’s – A Strong Rental Market for a Fairer Ontario report. They also discussed the needs of homeowners in Renfrew County, average housing prices in the different municipalities that form our region and what development initiatives and funding opportunities are in the works.

Action items discussed align with the Ontario Real Estate Association’s A Strong Rental Market for a Fairer Ontario report, and offer a clear path forward to a rental market that works for both landlords and tenants.

Action Item 1 – Review and Modernize the Residential Tenancies Act, 2006

A full modernization of the RTA is necessary to ensure Ontario’s rental framework is fair, balanced, and effective.

Local REALTORS encourage MPP Billy Denault to advocate for change, focusing on a tailored approach that balances tenant protections with landlord obligations, reduces disputes, and improves transparency across the market.

Action Item 2 – Support Mediation Services at the Landlord and Tenant Board

Mediation is a proven tool to resolve disputes between landlords and tenants before it even goes to a hearing. Well-facilitated mediation can help resolve issues faster, reduce strain on the LTB and deliver better outcomes for both landlords and tenants.

Action Item 3 – Incentivize New Rental Supply Through an Income Tax Credit

Due to high borrowing costs and current economic uncertainties, it has become significantly less viable for small landlords to purchase and rent out new units.

A targeted tax credit is recommended to encourage landlords to introduce new rental supply to themarket, specifically for those who own five or fewer rental properties and are in good standing with the LTB.
